Hosting your own open home? Here’s a simple system that works well.
Decide who will be:
It’s the greeter’s job to stay near the entrance and greet people as they arrive (if you have children, this is a great job for them). Their role is to:
1. Greet people as they arrive.
2. Ask them to sign in with their name and email address.
3. Direct them through to the lounge, kitchen, or another communal space to meet the Insider.
Note: It’s important to capture prospective buyers’ details if you can (without being too forceful). Email a draft sale and purchase agreement after your open home to all who attend.
It’s the Insider’s job to give each person or family a high-level overview of the property and to answer any questions they may have.
If that’s you, you might talk about why you’re selling, how long you’ve lived at the property, nearby amenities, any renovations you’ve done, and anything else you consider to be a key selling point.
It’s worth sitting down before the open home to nail down these points in advance.
What do you particularly enjoy about the property? Do you have an outdoor space that gets the best of the evening sun? Do you have great schools nearby? Share your 2-minute elevator pitch with each person that comes by.
Remember to leave space for questions.
Once you’ve covered the basics, invite them to walk through the rest of the property at their own pace. Let them know you’ll be around afterwards for any more questions.
For busy open homes, the floater fills in wherever needed, answering questions, or walking through the property with buyers who want to point something out or talk things through.
