If you sell through an agent you may be asked to pay for marketing upfront which can cost in the region of $4,000.

We’re opposed to fixed marketing costs. What it takes to market one home can be very different from what it takes to market another.

We also don’t agree with paying marketing costs on top of real estate commission.

If a marketing package covers the cost of promoting a property and generating an offer, what exactly is the commission covering?

Overwhelmingly, buyers in New Zealand come to one place. Trade Me.

Trade Me describes itself as having Aotearoa’s largest property audience. It has more than three million active users and more than 20 million property sessions each month. 

That makes listing on Trade Me a non-negotiable.

The goal is to craft a really strong listing on Trade Me, then get as many eyes on it as possible by directing traffic to your listing from other channels e.g. social media.

Listing on other property website could also be worthwhile. Chances are you’ll be reaching the same audience, but ‘recency and frequency’ of seeing your listing can increase share of mind with buyers, and prompt them to take a second look.

For sale and open home signage

Do I need a for-sale sign and open-home signs to help attract buyers?

Signage can increase visibility among local buyers and attract spur-of-the-moment visitors to your open home.

It can also help you reach two groups you might otherwise miss.

The first is weekend house hunters. They may have missed your listing on Trade Me, or they may be viewing another property nearby. Signage can grab their attention and bring them to your open home too.

The second is people who aren’t actively house hunting yet. They may not be browsing Trade Me, but if your property ticks some boxes for them, they could get in touch for a viewing or attend an open home.

Where should you put your signage?

Your main for-sale sign should sit directly outside your property and remain there while your home is on the market. You may also want to place additional signage nearby, perhaps where there are pedestrians or passing traffic.

On the day of your open home, use signs to direct people to the property. Think about the routes visitors are likely to take, the busiest nearby roads, and any turns or intersections where they may need directions.

These additional open-home signs can go out on viewing days, helping both planned visitors and passing house hunters find their way to your property.
